Let's Talk


We’ll meet to discuss your timeline and goals, trends in the current marketplace, and assess your property’s qualities and characteristics. Once we have seen your home, we will analyze comparable property sales and work with you to determine pricing. From there we can outline a strategic plan to achieve the best possible result for you as a seller.

Setting the Stage

From applying a fresh coat of paint to rearranging furniture, we will work with you to ensure the property is visually ready to make the best first impression with buyers. We will prepare to market your property which can include scheduling a photoshoot, organizing staging, having floor plans drawn up, and writing a listing description. We’ll also sit down to complete the Seller Disclosure documents necessary for the transaction.

Spreading the Word

We will develop and execute an
intelligent, effective marketing plan.

Making Connections

We will continuously leverage professional contacts and the Compass Network Tool to find ideal buyers and brokers. Open houses are hosted for both brokers and clients on an ongoing basis.

Building a Strategy

We will conduct an assessment of the market response within the first couple weeks your listing is live. The feedback from agents and buyers is aggregated, and the listing strategy is revised if necessary.

Communication & Measuring Success

We will establish the best method and frequency of communication. We will provide frequent updates and continuous traffic metrics, as well as information about the market.

Receiving an Offer

Once an offer is made, we will contact you to review the terms of the offer and to analyze the pros and cons. Together we will help you decide how to respond to the buyer in one of several ways: by accepting the offer, rejecting the offer, or making a counter offer.

Negotiating the Details

The contract is negotiated and accepted through both parties’ attorneys. We will work with you and your attorney to observe and record all contingency periods throughout the in-contract stage. A property appraisal (if the buyer is receiving a mortgage) and home inspection (if the buyer opts to conduct one) occur and any further negotiations are managed.

Completing the Close

We will monitor and coordinate all the details necessary to get you to the finish line. Once the buyer has performed inspections, removed their contingencies, and the loan (if any) is ready to fund, we'll arrange the final walk-through. This usually occurs the evening before or morning of the closing. Finally, at closing you will hand over keys to the buyer.

We will organize your listing needs (photos, floor plans, video, copy etc.) and promote as a Coming Soon to build excitement prior to the listing going live.

Marketing will ensure the listing is in a premium spot with stunning images and copy while generating buzz prior to the listing going live: We will work on premarketing tactics by organizing listing photos, floorplan, 3D tour or video. We will create an informative listing description, highlighting the property’s key features. We will then post your Coming Soon on social media and send Coming Soon emails to our network.

PRIVATE EXCLUSIVES

Target Audience: Compass’ network of Agents.
Objective: Leverage the Compass network of professionals to generate buyer interest in your home before it hits the market.

Privacy: We can create early buzz for your home using Private Exclusive on
Compass.com. This will allow us to share information and access to your home only within the Compass network of agents and their serious buyers.

We will generate buzz about listing within the Compass Community by doing the following: Sharing your home one-to-one with Compass agents and prospective buyers. Post on internal social channels, ex Workplace groups. Update and perfect home’s listing photography.

Prep your home to become market ready using Compass Concierge.
Key Result: Home is now turn-key and will sell faster and at a higher price.

We will use office events to network with fellow agents, ex. Highlight in Sales meetings.
Key Result: Raise awareness locally and garner pricing feedback from other Compass agents. 

Continue as a Private Exclusive or go live
on the MLS: Review buyer feedback and decide whether to stay as a private exclusive or go live on the MLS.

If you decide to Stay as a Private Exclusive listing: We will continue to market your listing one-to-one with the Compass agent community and interested buyers. This will continue to maintain your privacy.


If you decide to go live on MLS...

We will make your listing a Compass Coming Soon/MLS Coming Soon and/or go “Active” on compass.com and the MLS.


We can create a Compass Coming Soon and MLS Coming Soon (within one business day of the Compass Coming Soon). This will give a preview to other brokerages before the general public, giving their clients a chance to see your home before the rest of the market.


We will continue to pre-market your listing, now publicly, to generate additional buzz and receive market insights.

Potential buyers provide an overall financial picture and mortgage brokers provide an estimate of what level of loan you will likely be pre-approved for

Advanced approval from a bank or other lending institution for a home mortgage. The buyer provides a full financial picture and documentation to the lender, and goes through a preliminary underwriting process. Pre-Approval is critically important for a buyer to understand their true purchasing power and make their offer more attractive to sellers.

Assessment of the property’s market value, for the purpose of obtaining a mortgage and performed by a licensed appraiser.

Expenses incidental to a sale of real estate, such as loan fees, appraisal fees, and title insurance. If you are receiving a mortgage, your mortgage broker can provide a detailed breakdown. 

Certain criteria that have to be met in order to finalize the sale

A background check on the property and the seller to ensure there are no outstanding debts or claims upon the property.

Insurance to protect the buyer and lender against losses arising from disputes over the ownership of a property.

A fee paid to the local government to officially report a sale of a home; usually paid by the buyer.
